The challenge
The homeowners had already invested in a design for their home, but as the project developed it became clear that construction costs were becoming difficult to justify.
Rather than abandoning the project altogether, they wanted to explore whether the same goals could be achieved in a more thoughtful and cost effective way.
The challenge wasn't simply to redesign the house. It was to rethink how the existing space could work harder while protecting the overall vision for their home.

Unlocking the potential
Instead of asking "How can we build more?", we started with a different question.
"How can we make better use of what already exists?"
By carefully reviewing the approved design, we identified opportunities to simplify the proposal without compromising the way the home would feel or function.
The revised scheme retained the generous, open plan living spaces the family wanted while removing unnecessary construction, reducing complexity and making the project more achievable financially.
To support the revised approach, we prepared a Non Material Variation to the approved planning permission alongside a Building Warrant amendment, ensuring the project could move forward with confidence.
The outcome
The final design demonstrates that thoughtful architecture isn't measured by how much you build. It's measured by how well a home works.
By unlocking the potential that already existed within the property, the project became simpler to construct, more cost effective and better suited to the family's needs without losing the qualities that mattered most.
Sometimes the best design decision isn't adding more.
